According to the Regulations on the Quality Management of Construction Projects of the People's Republic of China, the construction projects shall have a quality warranty system. Under the normal conditions of use, the minimum warranty period for construction projects is 5 years for the roof waterproofing works, waterproofing toilets, the leakage prevention for the rooms and the external wall; 2 heat supplying periods and cooling periods for the heating and cooling systems; 2 years for the electrical pipelines, the water supply and drainage pipelines, the equipment installation and the decoration projects.
In other words, the developer can no longer be responsible for the roof leaks and external wall seepage prevention after up to 5 years.
Tens of millions of investments each year to improve the quality by Anar Group

Public opinion solicitation and owners’ participation in acceptance
How did the Anar Group implement the Quality Improvement Action? It is reported that, for the sold projects, the group will manage the upgrading and renovation and post posters in each community to solicit opinions of the property owners at the end of each year. The owners can give feedback to the Anar group through the hotlines or WeChat messages and the deadline usually is the February of the second year.
After the internal evaluation of these opinions, if the group decides that the repairs really should be done, it will publish the parts to be repaired and upgraded in March. Each community will publish the detailed information of the quality improvement that year. After the repair project is completed, the group will also invite the owners to check and accept the results.
By 2018, the Quality Improvement Action of the Anar Group has covered all the occupied projects, including the garage entrance and exit barrier systems, the vehicle identification systems, the community fences, the leveling devices addition for the elevators, the unit door stops addition, the leisure seats, cameras, children's amusement facilities or fitness equipment added in the park, toilets repairing, the iron guardrails painting in high-rise unit lobbies and elevator halls, and the stone manhole covers replacement etc. for more than a hundred projects to improve the quality of the communities.
